This explains how the commission works

Listing Package 1

Once your home sells, at closing you would pay 2½%-3% commission to the selling agent (what you agreed to pay on the listing contract) plus $1000 to Mink Realty.  If there is no other agent involved, at closing you would pay an additional 1% commission to Mink Realty.  That would be a total of $1000 + 1%.

Seller Savings Example:

Home sells for $300,000. At closing you would owe the selling agent their commission of 3% in most cases which would be $9,000.  Plus you would owe $1000 to Mink Realty for a total of $10,000.  If you use a traditional agent that charges 6% commission, this would cost you a total of $18,000.  Using Mink Realty to sell your home will save you $8,000 in this example.  If no other agent is involved you would owe Mink Realty $1,000 plus 1% commission or $4,000 which would save $14,000 in commission.

Listing Package 2

Once your home sells, at closing you would pay 2½%-3% commission to the selling agent (what you agreed to pay on the listing contract) plus $1% commission to Mink Realty.  If there is no other agent involved at closing you would pay a 2% commission to Mink Realty.

Seller Savings Example:

Home sells for $300,000. At closing you would owe the selling agent their commission of 3% in most cases which would be $9,000.  Plus you would owe 1% commission or $3,000 to Mink Realty for a total commission of $12,000.  If you use a traditional agent that charges 6% commission, this would cost you a total of $18,000.  Using Mink Realty to sell your home will save you $5,000 in this example.  However if no other agent is involved you would only owe Mink Realty 2% commission or $6,000 which would save $12,000 in commission.
